Location: Southwest of the fork at Holly Springs Rd and Jones Franklin Rd
Description: Rezone 2.58 acres at 6200 and 6308 Holly Springs Rd, from Transitional Residential Conditional Use (TR-CU) to Office and Institutional Conditional Use (OI-CU) and Residential-40 Conditional Use (R-40-CU) with zoning conditions that limit the use on 6200 Holly Springs Road to a maximum of 5,000 square feet of office uses and limit the uses on 6308 Holly Springs Road to prohibit kennels. The existing Watershed Protection Overlay District (Swift Creek Sub-District) would remain.

Location: Southeast of the intersection of High House Rd and Magness Dr
Description: Rezone 17.58 acres located at 1601 High House Road and an unaddressed property on Sears Pond Drive with PIN 0744623749, to amend the existing Planned Development District (Searstone PDD). The site is currently zoned PDD Major, and the applicants, Preston Farm II LLC and Preston Farm LLC, wish to amend the existing PDD to allow for the development of up to 87 townhouses on the site. The Mixed Use Overlay District will remain.

Location: NW Corner of Wellingborough Dr and Thurston Dr
Description: Cary received an application to rezone 1.08 acres at 301 Wellingborough Drive, currently zoned Planned Development District Major (PDD Major) to amend the conditions of the existing Wellington Park PDD to allow for the development of seven townhouse units on the subject property. Location: NW Corner of High House Rd and Bayoak Dr
Description: Cary received an application to rezone 0.7 acres on High House Road with Wake County PIN 0754801328, directly northwest of the intersection of High House Road and Bayoak Drive, from Office/Institutional Conditional Use (OI-CU) to Residential-12 Conditional Use (R-12-CU) with conditions that create a 50-foot-wide streetscape along High House Road and a 20-foot buffer along the west side of the property. Case: 24-REZ-06 Regency Multifamily PDD Amendment
Location: NW Corner of Regency Parkway
Description: Cary received an application to rezone approximately 10 acres located at 12010 Regency Parkway by amending the existing Regency Park Planned Development District (PDD). The applicant wishes to rezone to change the allowed uses on the site from office to multifamily. The rezoning request would allow the development of up to 245 multifamily units with a building height of 60 feet. Additional development standards include a minimum of 10 electric vehicle charging stations, a commitment to building to Green Building Standards and a provision for 5% of the units to be reserved for workforce housing.

Case: 24-REZ-07 Greenwood Forest Baptist Church
Location: Southeast of the intersection of SE Maynard and Kildaire Farm Rd
Description: Cary received an application to rezone two properties located at 110 SE Maynard Road and 10 Kilmayne Drive from Residential-12 (R-12), Office and Institutional (OI), and Office and Institutional Conditional Use (OI-CU) to Mixed Use District (MXD) with a Preliminary Development Plan (PDP). The applicants, Greenwood Forest Baptist Church and the Town of Cary, wish to rezone to allow for up to 96 affordable dwelling units (offered for rent to those making 80% of AMI or less), 3,600 square feet of office uses, 13,770 square feet of pre-school and/or daycare uses, and to retain an existing religious assembly use. The Watershed Protection Overlay District (Swift Creek Subdistrict) and Mixed Use Overlay District will remain.
